Things have changed dramatically since I moved into the Hamlets in 1999. In the frantic days of the late 90s through 2005, we saw incredible appreciation not only in the Hamlets but in virtually each and every Nanuet Condo community or Rockland Real Estate Condo. Many properties stayed on the market for hours and unbelievable some even less than 1 hour. By the time I had the listing loaded, I had a minimum of 5 people lined up to see the unit. Fast forward to today and we see quite a different story. Talk with any experienced agent and they will tell you that now is the perfect time to purchase. Does that sound self serving? Most likely it does, but the truth is, interest rates are at historically low levels, the inventory is plentiful and it is a buyer’s market. If you have more than 20% down you are poised to bid on many properties. Cash buyers have an even greater edge now.
