We are in the midst of what is normally the peak of the spring market and I’m not seeing much improvement, if any from last spring.   This week I’ll do some comparisons between this period last year and the present.  My advice, as always during this time is this … “if you don’t have to sell, “wait”, if you do, you’d be be prepared to be very aggressive and take a considerable hit on your equity position.   Sorry, but that’s the truth of the Nanuet Homes and Condos Real Estate Resale Market.

Notice the Big Red Arrow.  This is to call your attention to the fact that we are (sadly) still in a declining market.  Almost 50% of the sellers have reduced their prices.  The message this sends to the market is that they will either bid low OR wait to see if the market slides further before even making those offers.  Earlier this year I posted an article from Tony Baletta regarding the state of the market.  Tony writes: Although the worst is over (I hope), we are in for one more major challenge in 2011 and 2012 as the banks put the remainder of their foreclosures on the market.
